What is an Appraisal?

An Unbiased Opinion of Value

A Real Estate Appraiser is tasked to perform an unbiased opinion of your homes market value. What this means, is that the Appraiser has no incentive for a given property to be valued more, or valued less. A value for your property is derived solely based on the marketplace, and is thus uninfluenced by emotion and financial gain.

Compare this to the opinion of a Real Estate Agent representing you in a real estate transaction. This agent’s responsibility is to their client, and is thus biased in the process. The seller’s agent will value a home as high as is reasonable, as this is in the best interest of the seller. Inversely, the buyer’s agent will value a home as low as is reasonable. The Real Estate Appraiser has neither of these biases and can thus be trusted to deliver a fair market value based on data collected within the marketplace.

About Us

Who We Are

Bob and Mike Tilford are a father and son team of Real Estate Appraisers that have been working together since 2005. Both California natives, Bob has lived in Ventura County since the 1970s, while Mike has lived here his entire life. They both currently reside in Simi Valley.

Both Bob and Mike have worked the majority of their lives within the field of Real Estate.

Bob Tilford started his career as a Real Estate Agent working out of Oxnard Shores back in the 1980s. He transitioned into the Appraisal side of the industry in the early 90s to have more time for his family.

Mike Tilford started his career as a Real Estate Appraiser in the early 2000s, and earned his Real Estate Agent’s license in 2018.
